STAVRIS OFFICE BUILDING_Nicosia, J+A Philippou Architects. engineers 2007

The site is located in one of the central areas of Nicosia, on the crossing of two big streets. The clients wanted to use the plot to built an office building with shops on the ground floor.

The design in terms of plan is very simple, due to the restrictions of the Masterplan of Nicosia, that allows you only to build 3 meters inside of each side of the plot that faces the street. So great importance was given to the elevations. The ground floor (as it consists only of shops) has a glass facade. The offices on the rest floors, are cladded with alouminium blinds, that depending on the needs or preferences of each one of the users, the facade would seem different each time some of the blinds are open or closed.





The whole building design was also based on the Regulations and Restrictions for public buildings according to the Masterplan of Nicosia (fire exits from all floors and 2 basements, parking spaces according to the sq.m. of the building, specific sq.m. of green spaces sourrounding the building, facilities for the disabled). Due to the many restrictions, while designing the building we tried to make the maximum use of sq.m. of used space as possible, as this was also one of the client’s request.
